When thinking about selling property, owners often have more questions than answers. There are many reasons a property will either sell quickly or stay on the market for a long period of time. A real estate agent can only do so much, i.e., media advertising, mailings, caravan viewing for other agents, website, etc. Consider the following questions and answers to determine if there is something that you, the property owner, can do to help insure a timely and satisfactory sale.
Q. How can I be sure my property will sell within a short period of time?
A. There are only a few major reasons a property will sell sooner, rather than later: 1) price; 2) condition of the property; and 3) location.
Price: Almost any property will sell if the price is low enough. Exclusions might be property with no legal access to it. But if the price is a bargain, someone will be interested if for no other reason than to "flip" it, or resell quickly at a profit.
Conventional interest rates should come under this heading because interest on a loan is an extension of the selling price. The seller has no control over what lenders are charging to loan money to buyers, but if the seller is in a position to finance the loan, it may encourage a buyer to make the purchase.
Condition: The condition of a property can make a huge difference as to whether a buyer will purchase your property or a similar one down the block. If given a choice between these two same-size properties, both listed in the same price range, which one would you choose?
The home at 123 Main Avenue has tall weeds in the yard, trash piled behind the garage, broken down vehicles in the back yard, cracked bedroom windows, shingles missing from the roof, soot covering the fireplace, oil stains in the driveway, leftover “stuff” from a yard sale scattered around the porch, beds unmade, towels on the bathroom floor, and a pile of dirty dishes in the sink.
The home across the street at 126 Main Avenue has freshly mowed grass, colorful flower beds watered regularly, shutters and freshly washed curtains at the windows, boxes of seldom used items stacked neatly in the garage (or better yet, in a storage facility off site), carpeting that was professionally cleaned, a family pet housed in a dog run to eliminate odors in the home, cracks in the driveway filled or repaired, and a new coat of paint inside and/or outside.
Get the picture? Packaging is everything! Do as much as you can prior to listing to make your property the best it can be, and you will get the sale over the negligent home owner.
