Selling your house for the best possible price and terms takes more than just luck and a good agent; it is going to require some hard work and perseverance from you – the homeowner. If you want a quick sale and top dollar, you will need to make your house attractive to prospective buyers and make them fall in love with it enough to submit an offer. There are a few inexpensive things you can do to make your house an agent’s dream to sell:

Curb Appeal. The outside of your house is the best place to start because it is the first place buyers will see when they come for a tour. Survey the front door area to see what changes can be made to improve the curb appeal of your house. A new front door mat is inviting to prospective buyers, choose something that will compliment your bricks or siding. Changing weather conditions can fade and chip the paint on your front door so freshen it up with a new coat of paint. If you are due for a color change, consult the paint specialist at your local paint store for color suggestions. Last but not least, ensure that any visible windows are sparkling clean and the window ledges are scrubbed and/or freshly painted.

Clean Up the Landscape. Flower beds can add color and dimension to your front door area so ensure that they are free of debris, weeds, dead foliage and overgrown trees or shrubs are cut back. To make the front of your house appealing and spacious, minimize any outdoor clutter and furniture to create the illusion that the area is larger – keep it simple with one chair or bench and a planter or two if space permits.

Cut the Clutter. Excessive clutter makes a large space look small. Do a visual sweep of your house starting at the front door. Make note of areas that contain clutter and distract your eye from the overall effect of the room. Tackle the clutter room by room. It is not necessary to part with your prized possessions but it is best if they are put away while your house is on the market. Invest in some large rubber storage containers to store your stuff.
